Kit Homes

How are Kits Delivered?

Your kit will be delivered by our transport partners. We’ll work with you to assess site access and select a delivery truck suitable for your location. Ensure your property can accommodate vehicles up to 16m long, 2.6m wide, and up to 30 tonnes gross weight.

Can Designs Be Customized?

Our designs offer flexibility to adjust external materials, colours, and select features. However, structural elements like portal frames and bracing must resent to the engineers to ensure compliance with engineering and building standards.

Can Shed Homes WA, do the earthworks?

Shed Homes WA will require you to provide them a feature survey along with a soil classification report.

As every block of land is made up of different soil types, we can arrange the earthworks to be done in accordance with the engineering requirements. Shed homes WA would need a soil classification report by a licensed Engineering or Geotech company to undergo the soil classification. Or we can arrange the report on a job per job basis. $ POA

Once Shed Homes WA has received the report, an accurate costing can be given for the earth works.

What Does the Build to Completion Kit Exclude?

The kit excludes any earthworks, window treatment, extra electrical over standard as per plan, air conditioning, landscaping, any outside works.

Can Shed Homes WA Help Find a builder?

If your build is within two hours of Perth, our in-house team, RM Smith and Sons, Rural Builders, can handle the construction. For other areas, we’re developing a network of trusted builder partners to assist. If no partner is available in your region, we’ll help you find a suitable builder during the design process.

What Amenities Can Guests Expect In The Kit Homes

Our kit homes offer versatile living spaces with the option to include modern amenities such as: Fully equipped kitchens Spacious living areas Comfortable bedrooms and bathrooms Outdoor verandahs for relaxing Features like The Caitlin 3×2 include: 3 bedrooms and 2 bathrooms A verandah with 34.8m² of space Garage under the main roof We can customise layouts to suit your preferences.

Does the kit homes have utilities like electricity and hot water?

Yes, all our kit homes are designed to accommodate utilities such as electricity, hot water, and plumbing. These features can be installed during the construction process, ensuring your home is functional and ready for comfortable living.

Is There Wi-Fi Or Cellular Service Available?

Kit homes can easily be equipped with Wi-Fi and cellular service, provided the property location has access to these services. Talk to your provider for setup options. Our homes are fully compatible with modern technology to keep you connected

What Does the Kit Only Exclude?

The kit excludes any earthworks, septics systems, internal wall and ceiling lining, internal doors and door frames, internal finishes, flooring, staircases, appliances, window treatment, electrical, Plumbing fixtures and fittings, air conditioning, landscaping, any outside works. Costs for services like plumbing, electrical, landscaping, and council permits are also not included.

What Does the Build to Lock up Kit Exclude?

The kit excludes Earthworks, internal wall and ceiling lining, Internal doors and door frames, internal finishes, flooring, staircases, and appliances. Costs for services like plumbing, electrical, landscaping, and council permits are also not included.

Can Shed Home Designs Meet a 7-Star Energy Rating?

Yes. All designs are assessed to meet the minimum 7-star energy efficiency requirement under NCC 2022. If adjustments are needed, we’ll provide options like upgraded glazing, lighter cladding colours, and additional insulation.

What is the Warranty on the Shed Home Kit?

The BlueScope steel frames and Colorbond materials come with a manufacturer’s warranty of up to 25 years, subject to your geographic location.

Cancellation Policy?

We understand that plans may change. If you need to cancel your order, please contact us as soon as possible. Refunds and charges will depend on the stage of production or construction your kit home is in. For more details, refer to our cancellation policy document.

Can I use my own plans for the custom build?

Can I make changes after signing the contract?

Yes, changes can be made post-contract through a formal variation process. We’ll discuss the implications of any changes, including cost and timeline adjustments, to ensure they align with your vision and budget.
