Owner Builder & DIY Questions

Can I DIY if I need bank finance?

Generally, banks will want very large deposits for an owner builder to builder their own home. Approx 60-80% deposit. You should speak with your bank or broker first.

If I DIY, do I need to be an owner builder?

Yes

If I am an owner builder, do I need to do a course?

Yes, you will need to do the owner builders course, various companies offer the course. You will then need to apply to DIMRS for an owner builder certificate that is lodged to your local shire with your building application.

If I Owner build, do you offer support?

Yes, we do. All our kits come with shed install manuals and various manuals and videos are available upon request once you sign up for your new Shed Home DIY kit.

If I get Shed Homes WA to Build to Lock up, do I need to be an owner builder to finish my home off?

No, if a registered builder does all the main structural work and the owner is only doing the finishing cosmetic work, you don’t need to be an owner builder. You would need to confirm with your local shire.

Building Options & Builder Roles

Will it be clearly shown on my plans and in my contract that the registered builder is only building to lock up?

Yes, it will be clearly stated on plans and in your building contract that your registered builder is only doing the main structural work such and making your Shed home water tight and construction all wall and ceiling framing, ready for your plasterboard to be installed.

If we get the registered builder to build to lock up, are they responsible for my whole house?

No, the registered builder will be responsible to the structural component they have done and you, the owner will be responsible to all the finishings you have done.

Are Shed Homes WA registered builders?

No, Shed Homes WA isn’t a registered builder, but Randall Smith, the founder and owner of Shed Homes WA is a registered builder and the owner of RM Smith and Sons, Rural Builders. BRN 13705

If I build to Lock up or Build to Completion who is the registered builder?

Your registered builder will be RM Smith and Sons, Rural Builders or one of our partner registered builder in your local area.

Does Shed Homes WA help with my building application?

How long does it take to build my shed Home?

The whole process takes approximately 12months, you may spend 5-6 months having drawings done and getting through the shire system, then approx. 6-7 months of construction time, depending on the size of the project.

Will the shire let me build a shed house?

Yes, Shed Homes are built in accordance with all the rules and guidelines required for any normal house.

Will my bank let me build a shed house?

Yes, Shed Homes are built in accordance with all the rules and guidelines required for any normal house.

Compliance, Standards & Energy Efficiency

Will my shed home be energy efficient?

Yes, all shed homes need to go through the same energy efficiency rules and requirements as any normal house.

Do I need to comply with BAL ratings?

Yes, our shed homes are rated to a BAL 29 as a standard.

What is the difference between a Class 10A shed and a Class 1A house?

Under the NCC 2022 (National Construction Code) Class10A, is a non-Habitable shed and Class 1A is a habitable dwelling (House)

Are your shed homes Class 10A or Class 1A?

All our shed homes are Class 1A habitable dwellings and comply with all Australian standards and rules regarding any other Class1A house.

Why can’t I just build a Class 10A shed and live in that, why do I need a Class 1A shed house?

It’s illegal to live full time in a Class 10A shed, also you won’t have any insurance on the internal fit out of a Class10A shed in the event of a fire or any disaster happening. It’s also illegal to advertise your Class10A shed as a livable dwelling when it comes time to sell your property.

Kits, Inclusions & Construction Details

Does the insulation come in the Lock up kit or build to lock up?

In the lock up kit or built to lock up, there is no ceiling or wall insulation batts provided as they are provided by the plasterboard installers at the time the walls and ceilings are lined.

Does the lock up Kit or built to lock up come with Roof blanket?

You are provided with Roof Blanket (Anticon) as the shed home is built along with 8mm Thermaflex foam insulation to garage walls.

Are shed homes built on site or modular?

Shed homes are a steel frame structure that is built on site, they are not a modular house.

Cyclone Region Considerations

Are your Shed Homes rated for cyclone regions?

As a standard they aren’t, however, we can engineer them to be suitable for cyclone regions. This is done on a job-by-job basis.

Can I have a builder constructed Shed Home in a cyclone region?

We currently haven’t partnered with any registered builders in cyclone regions, if you have a registered builder or want to be an owner builder we can send either a lock up kit or a complete kit to your area.

Custom Design & Modifications

Will Shed Homes WA build my own design?

We are happy to look at your design and advise if we can achieve your required outcome.

Can we make changes to your designs?

Yes you can make changes to our designs, call and discuss with our design team.

Am I able to put different types of outside cladding on my shed home?

Yes you can do different claddings. Different claddings will be an extra charge as there are different methods required to install different claddings as compared to Colourbond wall sheeting.

Can I change the roof pitch of the standard shed Homes?

Yes you can, we can go to a 30° roof pitch
